ABOUT US
USM - Unser Schönes Mittelsachsen was founded in 2022 with the aim of acquiring existing properties in rural Saxony. USM's business model includes the purchase, portfolio development and rental of residential properties throughout Saxony. Our focus is on properties with good motorway or public transport connections.
Paul Weißbach is the operational manager and authorized signatory of USO GmbH in Oschatz. He also has been responsible for building the team, project acquisition and implementing the strategic orientation at the company.

The processes we consider
DEVELOPMENT
New build real estate is our focus. We create something new in existing structures and thus save valuable resources from demolition. Through revitalization and redesign, we bring real estate into a new life cycle and create financial and ecological added value.
PURCHASE
We acquire residential properties in Saxony that have an attractive entry price and create long-term financial value. We focus on properties that need modernization to meet today's requirements, or that have a history of poor management and have an above average vacancy rate.
ASSET MANAGEMENT
With our on-site team, we are close to our properties and tenants. Our own team of craftsmen, caretakers and administrators can modernize acquired properties quickly and look after them over the long term. Our broad team also enables us to respond quickly and flexibly to tenant requests and to convert them into profitable investment measures.
PURCHASE PROFILE
We’re always looking for something new
USM primarily buys residential properties with practical floor plans, a maximum of 3 floors and in good condition, including buildings from the late GDR years. In the coming months, the portfolio is to be steadily developed and expanded through further acquisitions. The planned total investment volume of USM is EUR 30 million.
